A few things to note: *Weekend stays require 3 night minimum *Summer and holiday weekends require 5 night minimum *Sept/Oct 2017: we will rent 3000 SF 4 bed + office/5th bedroom 2.5 bath upper two floors separate in Sept/Oct only (fantastic long term repeat guest rents the basement suite). *5 nights or longer during off peak (October - May) will receive an additional 5% discount To book direct contact me at [email protected] AMENITIES: • AIR CONDITIONING - a rare Seattle luxury as most homes do not offer this - and solar shades in the master bedroom and family/kitchen area (west facing home). • High-Speed WIFI, 3 TVS, Prism TV with 290 Premium Channels (HBO, SHOW, etc), NETFLIX. • Printer with scan & fax capabilities. • Parking for up to 2 vehicles in the driveway, ample off-street parking for additional vehicles. • 2 full size Washer/Dryer with complimentary laundry soap. • Brand new down comforters with cotton duvet covers , cotton quilts, new cotton towels, cotton sheets, velvet quilts (winter) and cotton coverlets (spring/summer), luxurious wool toppers (on some beds), all towels and bedding purchased in June 2016 and changed out/replaced immediately with any signs of wear and/or damage. • Complimentary body wash, shampoo, conditioner, face wash, toilet paper, paper towels, kleenex, compost bags, trash bags, and a closet with first aid and other basic supplies. • Kitchen with VITAMIX blender, waffle maker, slow cooker, high quality stainless steel cookware + a nonstick pan for convenience, and just about every gadget imaginable, spices, olive oil/cooking oil and tea. • Coffee station – Espresso machine with built in burr grinder, additional burr grinder, standard coffee maker, french press and pour over coffee pot – a coffee lovers dream! There is also a tea pot. Tea, organic coffee, organic sugar, alternative sweeteners, some syrups provided. 4 bedrooms, 2 bathrooms & laundry room are located on the upper floor, as well as the laundry room (dreamy). The 5th bedroom and 3rd full bathroom (with additional full size washer & dryer) is located in the MIL basement suite. The optional 6th bedroom/office is located on the main floor, directly off entrance and is separate from other bedrooms. There is a 1/2 bath located on the main floor but not a full size bathroom. Main Floor: Enjoy an open floor plan with hardwood floors, ample dual pane windows, two fireplaces with easy ‘on/off’ switch + fan, 55"TV. 2 separate seating arrangements: one a comfy lounge area for TV watching and conversation the other smaller area for fire, reading and conversation. Each room is tastefully decorated with wool rugs, high quality furnishings and privacy curtains or shades for the windows. Full dining room with bench style seating + 2 chairs perfect for family meals, games, and conversation and can comfortable seat 8 adults. KITCHEN: Hardwood floors and custom cabinets integrate with the woodwork throughout the main floor and feature slab granite counter tops, apron front farmhouse sink, tile backsplash, beverage fridge, additional prep sink, under cabinet lights, and stainless steel appliances. 5-burner gas stove makes cooking fun & easy. Espresso machine to make a $6 latte in the comfort of the home (1 located in the main kitchen, 1 in the basement suite) 2 burr grinders & coffee station in main kitchen. Table with bench style seating for 6-8 in breakfast nook and barstools with seating for 4. French doors open to large private back deck with oversized outdoor couch that comfortably can accommodate up to 8 adults, back deck stairs lead to private nice sized yard (please note: the back deck stairs are not gated and may require monitoring of smaller children - see pic). Bedroom #6/Office: Full Size Futon that can be used as a 5th bedroom. Room offers a privacy curtain for french doors + room darkening roller shade. Half-bath and coat closet located on main floor Upper Floor: 4 Bedrooms, 2 bathrooms *****Please note bed change from 3 twin and 1 full bed to an additional 2 King Beds - site to be updated with pics and final confirmation once beds in place - reach out with questions (est. effective date 12/1/16)****** Master Bedroom: king size latex bed with luxurious wool topper, fireplace, beverage station with small fridge, solar shades, curtains, small Juliet balcony with seating for 2 (offers a lock + deadbolt for the safety of young children). Bedroom # 2: full size latex & wool bed, twin spring mattress trundle bed, chaise lounge. Bedroom # 3 full size latex & wool bed, adorable storage bench, small nook with chair (note: bed will be king size medium firm latex bed with a plan to switch the bed out the week of 11/13 and estimated effective date of 12/1/16 - pictures and update will be posted on site once bed is in place). Bedroom # 4 2 twin beds (1 spring mattress, 1 cotton mattress) with luxurious wool toppers, twin trundle (note: bed will be a king size latex bed with a down topper with an estimated effective date of 12/1/16). All the bedrooms offer curtains and either solar shades (master) or room darkening shades for additional privacy. Upstairs bedrooms have custom built in California Closets all very generous in size with plenty of drawers and hanging space. There are 2 linen closets full of extras including a first aid kit and supplies, emergency kit, child supplies, towels to quilts to down comforters in duvet covers. All the rooms offer 2-4 down pillows. There is one alternative down comforter, poly-fill pillows (2) , 2 traditional spring mattresses (1 twin, 1 full, 1 queen) and cotton quilts for those with down, wool or a latex sensitivity. Master bath with dual sinks, marble counters, tiled dual head large subway tiled shower, HEATED marble floor. Full bath with dual sinks, tiled bath/shower combination, linen closet with additional quilts and comforters. SUSTAINABILITY: You will appreciate all of the thought that went into creating this comfortable and sustainable home. The 9.6 kW rooftop solar array generates approximately 70% of the annual electricity required to heat/cool and power the house. The LED lighting used throughout the house is warm and welcoming. A heat recovery ventilator (HRV) ventilates air from the house and brings-in fresh air, while recapturing heat energy from the heated air in the heating season or rejecting heat energy from warmer outdoor air during the cooling season. The HRV runs 30% of the time that gives 2 air changes of the home’s volume of air over the course of 24 hours, resulting in an approximate 85% fresh air replacement within the house over a 24 hour period. The air you breathe is fresh since all the finishes are no VOC, and the cleaning products we use are non-toxic. One of our favorite features is recirculating hot water pump, which means that each sink has hot water within a couple of seconds during the daytime hours. In addition the the A/C it is important to note in this area of Ballard, in the summer months there is typically a cooler breeze that comes from the Puget Sound in the early evening to help cool things down. Unless a heat wave hits, typically opening-up a few windows does the trick. KID FRIENDLY: In addition to several pack n’ plays, highchairs (one located on the stairs leading down to the basement, 1 located int he basement suite), a baby bjorn bouncer, etc, the house is fully stocked with an assortment of toys, books, games, dvds, puzzles and supplies. While the toys are ideal for age 1-6 there are a few items that may gear towards older children. There is also a Double Phil & Ted's stroller, a single F.I.T. Jogging stroller by Baby Jogger, a toddler booster chair. CHEMICALLY CONSCIOUS: The home is crafted to be allergy aware and chemical free: most of the beds all king beds are latex wrapped in wool (natural flame retardant) so no added harmful flame retardants, the full bed is flame retardant free as well as the couch in the basement suite from local Portland based Company, Stanton. All linens laundered in the most natural ways with no petro-chemical detergents leaving them pristine and all house cleaning is done with natural agents.
